Ace*Mission Studios

Ace*Mission Studios covers 18 acres of the industrial flats in Boyle Heights, on the east bank of the LA River and next door to the Arts District. The address is 516 S Mission Rd. The 6th Street Bridge passes over the property, which is why listings sometimes call the place Under the 6th Street Bridge.

The site began as warehouses for Ace Beverage and Mission Beverage, the distribution companies the Anderson family ran for decades. Anderson Real Estate rebuilt it as production space: eight sound stages, three mill and flex buildings, and more than 100 production offices. For a party that means concrete floors, clear heights of 20 to 36 feet in the stages, and enough floor area for a promoter to build a full festival footprint indoors.

Factory 93 and Insomniac have used the stages for techno and house nights, and Time Warp brought its first LA edition here in November 2026 with Richie Hawtin and Ben Klock on the bill. The room is rearranged for each event, so one night runs as a single stage and the next spreads across several.

This is a working studio lot with a leasing office, and it publishes nothing about doors, capacity, bags or parking for ticketed shows. Check the promoter's listing for the age limit, which is often 21 and up, and for the arrival window. The blocks around the lot are industrial, so sort out your ride home before the night starts.
